After completing work on our budget for 2025/26 we are consulting with you on a proposed rent increase of 4.0%. Any service charges that you pay are charged at cost and are not included in this proposed rent increase. The increase will raise our average rent to £109.13 per week, an average increase of £4.20 per week*.

We recognise that any increase in rent can be difficult and can assure you that we have worked to make sure that we keep any increase in rent as low as possible, but allows us to continue to invest in your homes.
Just as everyone has been impacted by rising prices, so have we. The costs we have to pay for energy, insurance, repairs and improvement works have all increased, and we try to absorb these costs where possible, however, it is important that we find the right balance between receiving enough rental income to maintain services and continue to invest in your homes, whilst keeping rents as low as possible.

When setting our budget & our rents, we go through a range of options to ensure that these remain fair & affordable. For over a decade Caledonia have maintained rent increases in line with other housing associations and are traditionally lower than the national average rent.
We also compare our rent increases to other social landlords of a similar size or who operate in our areas, as well as local authorities. The comparable rent increases proposed for 2025/26 are:

Maintain a strong focus on our local customer service approach, continuing to engage with our tenants to develop local neighbourhood plans that reflect their priorities.
Develop projects and partnerships to provide support to our tenants and communities and explore funding streams to extend or expand existing services.
Continue to review our repairs service arrangements ensuring residents receive improved services, including specific measures to address damp or condensation issues.
Work with the Scottish Government to progress new build projects in 2025/26 and progress our regeneration plans for Bellsmyre & completion of phase 1 of the Dalquhurn new homes project with our subsidiary association Cordale.
Continue to invest in our staff to improve their skills & the service they provide to our customers. Continuing our management development programme & support to our governing
bodies to deliver our business plan aims.
Progress our journey to being a Net Zero organisation through our Climate and Sustainability Strategy.
Invest in the region of £10 million to repair or improve our existing homes – including £4.9 million on planned improvements.
